Two good options, one honest comparison
Natural grass and synthetic turf are both legitimate choices — the right one depends on how a space actually gets used, not on which product a contractor happens to sell. This guide walks through the six questions people actually ask, including the ones that don't flatter turf, before ending with a short self-assessment that takes about two minutes.
"Usable when it's not raining" and "usable regardless of weather" are two different products. Neither is automatically the right answer for every space.

T°CoolStandard, No Upcharge
On eligible installations, Highlands now builds every project with T°Cool evaporative-cooling infill as the standard specification — not an add-on line item. T°Cool works the same way the body cools itself: it holds moisture from rain, dew, or irrigation, then slowly releases it as sunlight heats the turf, pulling heat out with the moisture as it evaporates. Manufacturer testing shows a surface-temperature reduction of up to 50°F. It's bio-based, infused with chitosan (an EPA-registered, non-toxic antimicrobial), doesn't contribute to microplastic pollution, and is pet- and family-friendly.
Infill & Environmental Questions

Every Highlands installation — yard, green, or field — is built to the same standard, regardless of project size. This is what separates a turf installation from a true, engineered build.
3-Layer Base Construction with Standard Drainage Included
Standard drainage design and installation is included in every project's price, regardless of size — the difference between "usable when it's not raining" and "usable regardless of weather." Some sites need more advanced drainage engineering (heavier grading, subsurface systems, and the like). When that's the case, we identify it during your on-site assessment and include it as a clear, itemized part of your quote — never a surprise after the fact.
Metal Edging as Standard Rock Available
Metal edging is included in every project's base price. Rock edging is available as an upgrade — material costs vary significantly by type and region, so it's quoted separately once a style is chosen. Retaining walls are added wherever grade requires them.
Infill Matched to the Application Not One-Size-Fits-All
T°Cool evaporative-cooling infill is standard, at no upcharge, on eligible residential, commercial, and sports-field installs. Pet-dedicated areas use Envirofill instead, purpose-built for pet-area hygiene and odor control. Putting greens use a dedicated putting-green infill, tuned for roll and speed rather than cooling. The right infill is a design decision, not a default.

Terms vary by manufacturer and application — typically 10 to 15 years on residential installations, 5 to 7 years on commercial and sports-field installations. We'll confirm the exact term for your specific product and project as part of your quote.

Built into your project price, not billed as an add-on. Service visits happen upon request — call when you'd like the turf brushed or infill topped off. On golf greens, that includes re-rolling the surface to your target speed: whether you prefer a Stimp of 9 for recreational play or 11+ for a championship feel, we can tailor the green to your desired speed. We believe we're one of the only turf companies in the region that includes this as standard rather than selling it separately.
